Pre-Lease Consulting

This service helps Clients evaluate and identify projected real estate and facility requirements by analyzing the existing space if applicable, the operational requirements projected head counts, and overall project goals.

An existing space audit and analysis are performed parallel with the participation of department leaders in a questionnaire to better understand actual current and future needs. Space audits include a detailed inventory and operations analysis to document workplace and department requirements, furniture and storage re-use options and detailed space standards.

Test Fits are then prepared based on actual data and in sync with projected space needs.

These tools are all used to minimize risk and maximize gain in the selection of the Client’s most appropriate office location.

Eco-Office Sustainability Audit

In cooperation with the Jane Goodall Institute’s Shanghai Roots and Shoots Program, the Eco-Office program links technically-trained student groups with companies and offices to develop awareness of green workplace practices and reduce ecological footprint through an environmental audit.

The project is technically-supported by Environmental Resources Management (ERM) and Arc8X Design, to encourage environmental corporate responsibility and the implementation of best-practices regarding Green Office design, management and operations.

Interior Design

Interior Design is our core strength and generally refers to all interior architectural services. There are several design stages in a typical project that progress in sequence: Conceptual Design, Space Planning, Schematic Design, Design Development and Construction Documentation.

All of these phases are important in the evolution of the project, however the prime goal of developing the design, image, function, materials, colors, furniture and the other key components is a total package, focusing on meeting the identified Client’s needs and goals into a creative and appropriate solution, for the Owners, End Users and Environment.

Architectural Design

Architectural Design is a much larger and more complex version of Interior Design, encompassing site, civil, landscaping, engineering and other professions, with the overall goal of either delivering the facility as a shell and core solution, or total building solution. The project phases are similar but larger in scope and time, and often incorporates master planning as an early pre design critical step.

Responsibilities for total architectural design solutions, require an integrated approach of project team working with a Local Design Institute to ensure compliance with local building codes and government procedures and regulations.

Project Management

Project Management is a critical part of the overall process in terms of managing costs, time and the quality of construction works. Our Project Management team’s services are included in every Design and Construction project.

Their responsibilities ensure smooth operations, communications and coordination with the entire project team, site construction management, government submissions and procedures, LL representatives and nominated sub’s. They are the coordinator of the integrated team approach and it is their prime responsibility for the successful project delivery.

Construction

In the integrated approach for Design and Build construction, maintaining quality and costs is the paramount goal. As a design led firm, our mission is that the construction is delivered as the project was designed, in terms of quality materials and workmanship.

This avoids the often experienced practice of a Contractor substituting materials that have similar appearance but inferior performance. It also allows the Designer to often make detail modifications and improvements as the project evolves with out cost increase. Ultimately this method ensures cost and time control with delivered quality.
